CHANDLER, AZ – DECEMBER 15, 2012 – Pulte Homes is opening a new 96-home community in the prestigious Waters at Ocotillo master plan. The grand opening will be December 15 and represents some of the last remaining infill residential parcels in the South Chandler area.
Located near Dobson Road, just south of Queen Creek Road, the community provides an opportunity for new single family homes in a prestigious master plan where new construction has largely been unavailable for many years, said Graham Epperson, vice president of sales for PulteGroup’s Arizona Division.
“The combination of excellent schools, a strong job base and great amenities in an ideal location, makes the Waters at Ocotillo one of the most desirable places to live in the entire Valley,” Epperson said. “This is a great opportunity for Pulte to showcase beautiful upscale homes with waterfront living in a high-demand area with limited supply.”
Four fully-furnished model homes will open Saturday, December 15th. Pulte Homes is offering eight plans in two series of one and two-level homes with Santa Barbara inspired architecture. The homes feature spacious and flexible designs and range in size from 2,504 to 4,407 square feet, with three to five bedrooms and 2.5 to 3.5 baths. Other features include flexible home designs allowing for up to seven bedrooms, tandem three-car garages, courtyards and hundreds of opportunities for future owners to personalize their home, Epperson said.
The Ocotillo master plan features 167 acres of artificial lakes, a 27-hole championship golf course, lush greenery, pedestrian walkways and spacious park areas, Epperson said. He added that the master plan represents the City’s first move to conserve drinking water by using treated water for man-made lake amenities. The 1,900-acre community includes large commercial and industrial sites, and is home to the Intel Plant.
Sales of existing homes in the Southeast Valley submarkets have increased over the last two years, with the greatest increase (18 percent) in the South Chandler submarket between 2010 and 2011, according to Phoenix MLS data. “The South Chandler area has a very limited amount of future residential lots and we expect to see strong demand for these very desirable in-fill locations,” Epperson said.
The Waters at Ocotillo is one of three new home communities acquired by Pulte Homes in the Southeast Valley. The homebuilder recently closed on the first phase of 189 lots at Desert Place at Morrison Ranch in Mesa, and closed earlier this year on 47 lots in another coveted Chandler parcel, Hamilton Heights.
Pulte Homes, which is part of the PulteGroup family of brands that also includes Del Webb and Centex, currently has 34 distinct selling efforts in 17 actively selling communities in the Valley. The company tops new homebuilder closings with 12 percent of the Valley’s market share year to date.
“Our acquisition strategy has been focused on securing new community assets in outstanding locations,” said John Chadwick, president of PulteGroup’s Southwest Area. “These new community opportunities are in some of the best locations in the Valley.”
