Del Webb Expands National Footprint in Response to Demand for Active Adult Lifestyle Communities

The nation's best-known brand of active adult communities, Del Webb, is hosting four grand opening events in Texas and Florida, as the Company responds to the growing need for active adult housing in key retirement areas.

According to a recent survey by Del Webb, one in three Baby Boomers, those born between 1946-1964, are likely to buy a home within the next four years. If economic and financial concerns mainly related to recent economic conditions were removed, the number skyrockets to nearly 66 percent of Baby Boomers purchasing a home immediately or within the next two years. That suggests pent-up demand for active adult communities, from Baby Boomers wanting a lifestyle-enriched community.

"With more than 78 million people aged 55 or older by 2014, their interest level and likelihood to purchase a home in the next several years may be the key in leading the housing industry toward recovery," said Deborah Meyer, senior vice president and chief marketing officer for Del Webb.

Meyer added there is tremendous opportunity for Del Webb to capture customers from the fastest-growing and largest demographic in the country and who want to move into an active adult community that best fits their active lifestyle.

"Many Baby Boomers can easily get a mortgage and still have a lot of equity in their current homes. We see a tremendous amount of opportunity as many Baby Boomers want to downsize their current home or move closer to their children or grandchildren."

Del Webb Sweetgrass: first in Houston, first new Del Webb in three years

Del Webb Sweetgrass in Richmond, Texas, southwest of Houston, is Del Webb's first community in the area and the first new community grand opening since 2008. More than 1,500 Houston-area Baby Boomers have already reserved a spot to attend the grand opening this Saturday, February 12.

According to Kimberly Paulus, general manager for Del Webb Sweetgrass, Houstonians between the ages of 55-64 represent more than 28 percent of the total population and are the single-fastest growing segment of the state's population.

In fact, during the Founder's weekend, a pre-selling event for our VIPS, in late January, Del Webb Sweetgrass sold out of 60 percent of its first release of home sites, without officially opening its doors to walk-in traffic.

"With nearly 7,000 interested leads, we expect traffic and sales activity to be strong throughout the year," said Paulus. "Baby Boomers are finally putting their plans in motion and doing what they've been putting off. They now have a bit more confidence as the economy begins to recover and are choosing to purchase a home in a community that meets their high expectations for living a high-quality of life with fitness, learning and social connections."

Explore Del Webb Communities in Florida; Tour New Model Parks and Amenity Center

Florida continues to be a popular retirement destination said Deborah Blake, marketing director for Del Webb. In fact, Florida is a "top 5" place to retire, according to the 2010 Del Webb Baby Boomer survey. And with the dropping temperatures and tons of snow throughout the country, there have been an increased number of visitors taking advantage of Explore Del Webb programs offered at many Sunbelt states and warmer climate locations. Prospective buyers can get a feel for the rhythm of life at a Del Webb and enjoy the amenities the same way as residents. During the stay, there is plenty of time to explore and meet the neighbors.

"By staying in our vacation getaway program, prospective homebuyers get a real flavor of what their new life in retirement can be like. We find that when Baby Boomers 'test-drive' their new community, they love it" added Blake. "Coupled with our new home plans and our grand opening celebrations, there has been an increase in our vacation getaway reservations and more homebuyer traffic, which we expect to result in increased sales in Florida."

Del Webb Naples, the first true Del Webb active adult community in Southwest Florida, now has a new 8,000-square-foot sales pavilion and eight new designer-decorated models for Baby Boomers to tour. The community recently announced expansion plans to 2,000 units, and later this year will start construction of a 35,000+ square foot amenity center featuring indoor and outdoor pools, fitness center, pickleball courts, amphitheatre, BBQ pavilion, coffee bar and Internet lounge, various activity rooms and other amenities.

The Montecito Clubhouse at Del Webb Orlando is set to grand open on Saturday, March 5th. The 30,800 square-foot amenity center is situated on 12 acres and surrounded by great natural beauty with a lake pavilion and scenic lake views. The outdoor amenities surrounding the recreation and fitness center will include a lifestyle outdoor pool, outdoor spa, two tennis courts, four bocce ball courts, four pickleball courts, four horseshoe pits, basketball court, an outdoor fire pit, walking trails, dog park, and amphitheatre.

The 2,000-unit community in Ponte Vedra, Riverwood by Del Webb, will host a grand opening event this Saturday, February 12. The new $4.5 million model park features nine designer-decorated models. Del Webb's largest single clubhouse in Florida, the $14 million, 38,000 square foot Anastasia Club in Riverwood is also currently under construction and scheduled to open this June with amenities and programs to cater to the needs of Baby Boomers interest in fitness, social activities and various hobbies.

Stone Creek by Del Webb is a 4,000-unit community in Ocala. On Saturday, February 19, the community will host a grand opening event with model tours of its new home plan offerings, featuring 10 new designer-decorated models in its $4.1 million model park. The golf-course community features the Reflection Bay and Elan Spa community clubhouses are completed and consist of over 44,000 square feet, situated on more than 29 acres including a grand ballroom, fitness center, movement studio, indoor spa, steam and sauna room, indoor and outdoor pools, tennis courts, horseshoe pits, pickleball courts and bocce ball courts.
