Pulte Homes Expands Presence in Los Angeles Basin

Homebuilder Opens New Infill Community in Highly Sought-After Location
New Designs, Small Town Feel and Proximity are Catalysts for Demand

Los Angeles – June 20 2012 – Pulte Homes has opened a new community in Los Angeles’ Eagle Rock neighborhood, capitalizing on buyer demand for housing options that offer modern designs and a small town feel close to jobs and entertainment in the Basin.

Since opening in mid May, Mosaic by Pulte Homes has seen considerable traffic from young professional couples who want all the low maintenance and energy efficiency benefits of a new home in an area with good schools and an easy commute to entertainment and employment corridors, said Linda Mamet, vice president of sales for PulteGroup’s Southern California Division.

“Eagle Rock’s combination of affordability, along with proximity to jobs and high-performing public schools offers an ideal combination to draw homebuyers,” Mamet said, adding that there are currently no other new-home offerings in Eagle Rock. “This is an established area with a small town feel that has easy access to major job centers, retail and entertainment. For homebuyers looking in Eagle Rock, Mosaic is the only new home community in the area.”

The 18-home Mosaic community is located near the 2 and 134 freeways, strategically situated amidst the substantial employment centers of downtown Los Angeles, Pasadena, Glendale and Hollywood. Demand for homes in superior locations within the LA basin are bolstered by the region’s large population, higher incomes, employment and accessibility to jobs, said Scott Wright, PulteGroup division president.

In addition, submarkets like Eagle Rock have weathered the local economic downturn better, with supply in check and demand remaining resilient, Wright said.

“This new community addresses an underserved segment of the people actively searching for new homes in the area. Homebuyers seeking contemporary floor plans and the many benefits of a new home don’t need to sacrifice location to get the home of their dreams,” Wright said. This area is less encumbered by a high inventory of existing homes, which has weighed heavily on both pricing and demand in the bedroom communities of the commuter submarkets.”

Wright said PulteGroup found success with its 35-home Rosecrest community in an established northeast Pasadena neighborhood. The community sold out in 11 months.

Mosaic by Pulte Homes offers open living areas for informal living and floor plan designs with up to four bedrooms, two-car garages, spacious kitchens with large islands and gourmet appliances, balconies, private patio areas and ample storage. The two and three-story homes are priced from the low $400,000s and range from 1,168 to more than 1,744 square feet.

Mosaic also offers an impressive lineup of features that address water conservation, air quality and energy efficiency. Homes at Mosaic have monthly energy bills that are lower than typical homes on the market and are monitored by the Residential Energy Services Network’s Home Energy Rating System. This means that homes at Mosaic are 23% more energy efficient than a typical new home and 53% more energy efficient than a typical existing home. Homeowners have the peace of mind of lower operating costs with energy saving features that include tankless water heater, 13 SEER HVAC, radiant roof barrier, low-e dual glazed vinyl windows, and sustainable wall and ceiling insulation.
Mosaic and all Pulte homes in Southern California feature Life Tested™ designs that reflect designs developed from ideas from actual homeowners and homebuyers. The new designs are a direct result of local consumer research on how families really live in their homes, Mamet said.

She said the new life-tested designs are timely in this tough housing environment, as the company sees the new plans as a step to help eliminate resale as a competitor because they offer something you can’t get in older homes.
“Our homes are constantly being updated with the innovations that come from the people who know how a home should function - the people living in them,” Mamet said. “The result is a home that is truly built for how you live in it.”
